As we mentioned we have many systems to adapt to clients requirements and needs:
- More than 4 owners.
- Rotating system on a monthly basis.
- Etc.
This is based on a 3 month rotating system. Each fractional owner becomes a shareholder of the property and their use of the property is determined by an agreed rota.
The system works very simply. You own a 13 week usage term within the property which rotates every year. For example, the 1st year, you can use weeks 1-13, 2nd year weeks 14-26, 3rd year 27-39 and 4th year weeks 40-52.
We offer a well-defined and well-managed ownership structure with a low expense ratio. Every property is purchased fully furnished to the highest standard, ensuring comfort and luxury during your stay. A professional management team will take care of almost every aspect of your investment home such as:
- The maintenance of the property including breakages and replacements.
- Having the property cleaned property weekly or after it has been occupied.
- Company and apartment accounts, electricity and water bills, community, and satellite television accounts.
- All the furniture, fittings and decoration.
- Rental marketing.
Through the management company, each owner may be able to swap their ownership time with the other shareholders. As a shareholder you can also sell your investment at any time or rent out the periods when you will not be using it and earn a return from your investment.
The management company is initially appointed for a period of 4 years as this gives every investor the ownership throughout the full year. At that time, the shareholders can elect to appoint a new management company.
For some, the fractional ownership will be the first step towards a larger investment or a portfolio of property investments whilst spreading the potential risk and reward over a number of properties.
